The Perfect Tenant Move-In Package Your Renters Will Love You For

Any college student moving into an apartment for the first time will tell you it is a stressful, confusing and yet exciting experience that they really can’t put into words. As a landlord, you can play a large part in that experience in making it better than they could have imagined.

One way in which you can contribute to this process is to provide your new renters with a tenant move-in package that will not only set you apart from other landlords, but that will also ensure they are excited to be a tenant in your complex (which means referrals for you down the road!)

So, to help get you started, here are six items that you should include in the perfect tenant move-in package.

1. A Housewarming Gift

Moving into a new apartment means a new home (even if it is only for the school year). For this reason, it’s a good gesture to provide your tenant with a welcome gift that makes them feel at home.

This can be something useful or perhaps something decorative, but essentially something that lets your tenant know their business matters to you as much as their happiness in your complex. In terms of a tenant/landlord relationship goes, this is the perfect beginning to ensure everything goes off without a hitch.

2. An Information Binder

When a student is moving into a new apartment, they are going to need a lot of information, especially if it’s their first time renting. For this reason, a welcome kit should include an information binder that includes all details related to their lease that they will need.

This includes, but isn’t limited to, parking information, utility information, rent information (i.e. payments and acceptable payment types), facility offerings/additional information, and any other pertinent information you think would be helpful for your tenant to have. Again, this binder is just a good starting point to ensure you’re giving all relevant information to your tenant in advance. It’ll cause fewer problems/questions down the road.

3. A Move-In Kit

Most often, when a student moves into an apartment for the first time, they need to clean it from top to bottom. For this reason, providing them with a nice, move-in kit (i.e. cleaning supplies), is a great way to ensure they can easily do this without having to run out to the store and gather supplies.

Again, this is likely something they haven’t thought of, and therefore all the more appreciated when they find these items in their welcome kit.

Whether your apartment complex is big or small, there’s a likelihood that your tenants will get lost/confused as to where certain amenities are. For example, do you have a laundry room in the complex? If so, providing your tenant a map with that information highlighted could be extremely useful.

You can personalize each map to the tenant’s apartment, showing where all available amenities are located as well as the stairs/elevators closest to them, both for emergencies and for simply getting to and from class with ease. Again, a map is just a nice touch that shows some personalization and caring on your part.

5. Relevant Numbers and/or FAQs

It’s likely that, at some point during their stay, there will come a time that there’s an emergency or other situation in which your tenants will need fast access to relevant numbers/FAQs to problem-solve after hours.

By providing your tenant with a laminated list of important numbers (i.e. local police non-emergency number, fire department, maintenance, who to call when there’s a gas leak, etc.), you will ensure they are well equipped in the event of any emergency.

In addition, a sheet of FAQs will also ensure they can problem solve on their own and answer any relevant questions before having to come to you. This will also decrease the likelihood of having to answer the same question multiple times.

6. A Personal Item

Finally, you can personalize the welcome kit by including one item that’s relevant to your apartment complex. For example, you could include a keychain/lanyard for your tenants to hang their keys from, which shows that they live at your apartment complex and provides them with quick access to their keys.

Something small, thoughtful and unique like this will certainly set you apart, and it’s not going to break the bank either. In fact, you may find you get more referrals down the road because of it!

Moving into a new apartment isn’t easy, but you can certainly make the experience more exciting/fun for your tenants by providing them with a tenant move-in package that will set you apart from other landlords.

Simply begin with these six ideas and expand as you wish to ensure that your tenants are happy and feel welcomed in your complex!
